When buying a flat on the primary market, you should make sure that your developer will fulfil agreement provisions on time. It refers not only to investments in Warsaw or any other large city, but also to developers' investments in small towns.
How to check developer's reliability? The best guarantee is a developer's already finished investment. Check the developer's website to see what he has already accomplished and what the effect is. Survey your friends who have recently bought a property. It is a good source of knowledge of building investments.
After verifying a developer, take a closer look at the investment itself. In the copy of the land and mortgage register of a construction or investment plot check: plot location and size, plot owner's data, rights of other people to the plot and other encumbrances.
If there are no buildings surrounding the investment, see the local development plan. It may happen that a large, environment-unfriendly company building may have already been planned for construction on a plot adjacent to your home or housing estate.
It is very important whether your selected developer has acquired a building permit. If so, it should constitute an attachment to the agreement. If an application has just been submitted, check in the commune office what the stage of its processing is.
