Flats and houses
Tenants primarily include people from other cities, who change their places of residence with starting a new job. Most transactions concern 2- and 3-room flats with low rental fee and space between 35 – 55 m2, with separate rooms, which means that fees can be divided if rented to different tenants . The maximum accepted amount of the monthly rental fee is 1,200 – 1,500 PLN plus utility charges. The preferred locations are estates with good connection to the business centre of the city or close to large companies and construction sites.
The second group of tenants, on the increase in last months, includes young people living in separate, self-sufficient households. Short work experience or low income mean that their credit score is lower than required by banks and thus, they are unable to purchase their own flat. Therefore, they decide to rent a flat and slowly build, throughout the next 2 – 3 years, a positive credit history. We may expect an increased activity of this group in November and December until just before the Christmas period, which is due to the urge to spend Christmas “at their own place”.

Supply, as in previous quarters, is still higher than demand. However, its structure has changed. There are fewer 2- and 3-room flats on offer as many students have eagerly rented them – especially the flats located near universities. Inevitably, the percentage of flats with higher rent has increased – their owners did not decide to lower their prices during the “university boom”. If they do not correct them now, their properties will remain empty as customers are primarily looking for low rental prices and expect them to be negotiated.
Currently we are observing low interest in rental of houses. The price span is very large here – the basic rate is between 2,000 – 9,000 PLN per month, depending on the house standard, area, location and furnishing.

Commercial premises
The market of commercial properties to let is also suffering from reduction in turnover. The unstable situation on global financial markets is reflected primarily in the segment of modern office spaces where the main customers have always included companies with foreign capital.
In November, transactions were concluded for small office premises with an area of 30 – 50m2, mainly in the B standard where the accepted rental fees in large cities outside Warsaw amounted to 30 – 50 PLN net/m2 + utility charges. Agreements were concluded for an indefinite period or for a period up to 3 years.

Customers looking for premises suitable for catering businesses are slightly more active, especially in cities hosting EURO 2012. They were interested in small spaces of up to 60 m2, on the ground floor, with a direct entrance from the street, located in the centre, next to popular roads and near stadiums, with the total rental fee not exceeding 3,000 PLN gross.
